Use this checklist to prepare before you award a Phase 1 Environmental Site Assessment. Gathering information early shortens consultant timelines and reduces back-and-forth during lender review.
Before You Order
- Confirm lender requires ASTM E1527 Phase I ESA (not a limited screen)
- Identify property type, acreage, building count, and known prior uses
- Budget using the Phase I ESA cost calculator for your state
- Set target draft date at least 10 business days before closing
Documents to Assemble
- Prior Phase 1/2 reports, if any
- Tank registrations, closure letters, or remediation files
- Site plans, surveys, and ALTA if available
- Tenant list and operational summaries for multi-tenant sites
- Seller disclosure of spills, violations, or environmental liens
Site Access
- Coordinate exterior and interior walkthrough windows
- Identify locked areas, roof access, and safety requirements
- Notify tenants if lender scope includes occupied inspections
